How long until you contact me? We work dilligently to ensure you are followed up with as soon as possible
What happens when you contact me? We will ask some questions about the home and about your situation. We may also schedule an appointment to come and look at the home so we can do a walk through inspection to learn about the home and also answer any questions you might have.
How is the offer is calculated?
We evaluate the current real estate market for your area, comparisons to homes currently being sold in similar condition in the immediate area, the current condition of the home, the amount of work we estimate needs to be done and how long it may take, the profit margin we need to have to cover all expenses and pay our workers.
After an offer is accepted, how do I get my money? We write you a check or make a deposit immediately after we close on your home. This depends on your timeline. Longer timeline equals more delay over shorter timeline and less delay.
Why should I go to you and not a realtor?
A realtor usually doesn't know much about markets or how best to help you with creative solutions. they are looking to get their commission and won't be able to answer many of your questions.
If your home is in disrepair, most realtors won't be able to list your home for sale as a conventional loan a standard home buyer would use, won't qualify if the inspection fails.
If you list with a Realtor, there is typically a longer process to selling your house and accepting offers, such as, inspections and appraisals.
Why is the offer different than home estimates found online?
Online estimates are typically calculated by taking averages of homes that are similar and selling in the area and are almost always sold in a like new or rehabilitated condition.
Our offer is based on repairs and updates that need to happen in order to sell the home in like new condition as well as some administrative costs associated with closing, hiring contractors, materials, transportation, and paying other workers.
